Terms of service

1. The service

Property Manager is a web application for managing rental properties: leases, rental and utility invoicing, documents, payments and reports. It is operated by the Property Manager team and provided over the internet at property.anvileight.com.

2. Access

Access is currently by invitation. You request access through the contact form, we set up a workspace for you and send an invitation to your email. You are responsible for keeping your login credentials confidential and for the actions of people you invite into your workspace.

3. Price

The service is completely free until December 31, 2026. If paid plans are introduced after that, they will be announced well in advance, and you will be able to export your data and decide whether to continue.

4. Your data

The data you enter — properties, tenants, leases, invoices, documents — belongs to you. We use it only to provide the service and never sell it or share it with third parties except the processors listed in the privacy policy. You can request a full export or deletion of your workspace at any time.

5. Acceptable use

Do not use the service for anything unlawful, do not attempt to access other users' data, and do not disrupt the service (for example by automated bulk requests). We may suspend accounts that do.

6. Warranty and liability

The service is provided "as is", without warranties. We take backups and care about uptime, but we are not liable for indirect damages or lost profits arising from the use of the service. Generated documents (invoices, acts) are drafts prepared from your data — verifying their correctness for tax or legal purposes remains your responsibility.

7. Changes and contact
